An exciting opportunity has become available for an experienced Senior Property Manager to join a well-supported property management team.
 
The successful candidate will initially manage a portfolio of approximately 180 properties, with dedicated Leasing, VA, BDM and Accounting support. Working within a team of approximately 10 property management staff, including
 
Property Managers, Leasing and the Head of Department, you'll have the support and systems required to focus on delivering excellent service and maintaining a high-performing portfolio.
 
The role is Monday to Friday only, with optional Saturday work available for additional remuneration.

What You'll Be Doing:
• Managing an end-to-end residential property portfolio of approximately 180 properties
• Maintaining strong relationships with landlords, tenants and key stakeholders
• Managing lease renewals, expiries and rent reviews
• Monitoring arrears and maintaining arrears below required benchmarks
• Coordinating repairs, maintenance and trades
• Conducting and managing property inspections
• Managing tenancy applications and leasing processes with dedicated Leasing support
• Ensuring properties remain compliant with smoke alarm, gas and electrical requirements
• Managing routine tasks and ensuring all deadlines are met
• Managing tenancy issues, disputes and complaints
• Coordinating with the BDM team regarding new business opportunities
• Identifying and referring new management opportunities
• Identifying sales opportunities within the portfolio and referring qualified leads to the sales team
• Maintaining accurate property records and documentation
• Using PropertyMe, Inspect Xpress and IRE to manage the portfolio
• Working collaboratively with Leasing, VA, BDM and Accounting support
• Providing a high level of customer service to landlords and tenants
• Meeting monthly property management KPI benchmarks
 
What We're Looking For:
• Experienced Property Manager with strong residential property management experience
• Previous experience managing a substantial property portfolio
• Strong knowledge of Victorian residential tenancy legislation and compliance requirements
• Excellent organisational and time management skills
• Strong attention to detail and follow-up
• Excellent communication and relationship management skills
• Confident managing arrears, maintenance, inspections and tenancy matters
• Strong problem-solving and conflict resolution abilities
• Proactive approach with the ability to work independently
• Strong customer service focus
• Ability to work effectively within a collaborative team environment
• Experience with PropertyMe, Inspect Xpress and IRE highly regarded
• Strong focus on meeting and exceeding performance benchmarks

• Full-time position
• Monday to Friday only

• Salary of $75,000-$90,000 + super, negotiable based on portfolio size
• 2 WFH days per month after probation
• Optional Saturdays at $40 per hour

Performance & Incentives:
• Monthly KPI program with 12 key property management benchmarks
• KPI benchmarks include arrears under 3%, 75%+ properties in lease, zero overdue inspections, maintenance, rent reviews and tasks
• Compliance benchmarks across smoke alarms, gas and electrical requirements
• Sales and rental referral targets
• Achieving 10-12 of the 12 monthly KPIs can result in 2 additional WFH days per month
• Quarterly award winner receives an invitation to an event or activity
• $100 voucher for new business found and successfully listed and leased
• 50% of letting fee paid for new management listings referred from your existing portfolio
• $100 voucher for new business referred outside of your existing portfolio

• Sales commission referral incentive of 10% for first listed, 15% for second listed and 20% thereafter within a 12-month period
• $100 voucher for sales leads generated from the rental portfolio that result in a listed and sold property
