Secure Parking Pty Ltd as trustee for Secure Kings Unit Trust is one of the largest commercial car park operators in Australia, with over 450 car parks across Australia and New Zealand. We are looking for a Commercial Executive who will be responsible for driving successful yield maximisation and business development activities as a part of the car park revenue optimisation planning and execution. The primary objectives are to identify new business opportunities, negotiate contracts, execute marketing activities and ensure the successful implementation of any other commercial strategies that align with the company's goals and objectives.

Key Responsibilities:

As part of revenue optimisation:

• Market Analysis and Strategy
  
  • Conduct market research and analysis to identify trends, demands, competitive threats, and growth opportunities.
  • Develop and implement strategic plans to penetrate new markets and expand footprint within existing markets.
  • Plan and execute the physical and digital marketing initiatives that align with the strategies for each car park.
  • Monitor industry developments and regulatory changes that may impact business operations.
  • Design and send eDMs, social media posts and any other marketing related activities that support both site yield maximisation and successful new site activations.
  • Preparing insights and recommendations to inform marketing strategies and commercial decision making.
  • Coordinating signage, promotional materials, and activation activities for new site launches.
  • Developing promotional campaigns aimed at increasing customer engagement and revenue performance.
  • Analyse marketing campaign performance, customer engagement metrics, and conversion data, providing recommendations to optimise promotional activity, improve return on investment, and enhance customer reach.
  • Collaborate with internal stakeholders and external partners to develop and implement marketing initiatives, partnership opportunities, and customer acquisition strategies.

• Revenue Initiatives
  • Develop promotional campaigns to maximise revenue and profitability.
  • Collaborate with finance and operations teams to achieve financial targets and optimise resource allocation.
  • Work with the Commercial Area Managers to identify priority sites for perm sales acquisition and work with them to achieve those targets.

• Client Relationship Management
  • Support the Commercial Area Manager in relations with customer and client, enquiries to ensure high levels of satisfaction and retention.
  • Proactively address client concerns and explore opportunities for upselling additional services.
  • Collaborate with operational teams to ensure service delivery meets or exceeds client expectations.

• Contract Negotiation and Management
  • Work closely with legal, finance, and operations teams to review and finalise contracts in a timely manner.
  • Monitor contract performance and profitability, identifying opportunities for contract renewals or expansions.

• Business Development
  • Identify and acquire new partnership opportunities.
  • Build and maintain strong relationships with key stakeholders including landlords, owners, potential landlords or their representative, etc.
  • Develop tailored proposals and presentations to pitch our services effectively.
  • Assist with site activation by managing signage requirements and new site promotional activity.

Qualifications:

• A tertiary qualification preferably in Marketing, Commerce, Business, or other related field or outstanding performance in similar role is desirable.
• A minimum of 3 years' experience in a high turnover sales position with a successful track record of achieving results through influence.
• Experience in retail will be well regarded.
• Self-starter who can operate under limited supervision.
• Strong negotiation and contract management skills with a track record of successfully closing deals.
• Excellent communication, presentation, analytical, and interpersonal skills.
• Ability to work independently and as part of a team in a fast-paced, dynamic environment.
• Experience in B2B sales and achieving pre-determined targets.
• Ability to contribute to a business development strategy for each area of the business to create growth.
• Ability to work with other areas in the business with regards to feasibility studies / obtaining quotes etc.
