Strata Manager | Boutique Portfolio

Prestige Strata Management is looking for an experienced and capable Strata Manager to join our Burswood-based team.

We are an established boutique strata management business with a strong focus on personal service, long-term client relationships and providing professional, considered advice to our Strata Companies.

We don't aspire to be the biggest strata management company – we care about being one of the best to work with.

This is an opportunity for an experienced Strata Manager who enjoys taking genuine ownership of their portfolio, building relationships with Councils and working within a supportive team where quality and client service are valued.

The Role

You will be responsible for the day-to-day management of your own portfolio of Strata Companies, with responsibility for building strong relationships with Councils and ensuring each scheme is managed proactively, accurately and professionally.

Your responsibilities will include:

• Managing and maintaining strong relationships with Councils of Owners and clients;

• Preparing for and attending AGM, EGM and Council meetings;

• Preparing meeting agendas, minutes and associated documentation;

• Preparing and reviewing annual budgets and levy schedules;

• Managing correspondence with owners, Council members, contractors and other stakeholders;

• Providing advice regarding the Strata Titles Act, scheme by-laws and general strata management matters;

• Managing insurance renewals, claims and valuations;

• Coordinating compliance requirements and statutory obligations;

• Monitoring financial matters, arrears and expenditure;

• Managing maintenance and contractor matters where applicable;

• Identifying and progressing outstanding matters without requiring continual follow-up;

• Maintaining accurate and comprehensive scheme records; and

• Ensuring client enquiries and deliverables are responded to within appropriate timeframes.

What We're Looking For

Ideally, you will already have experience managing a strata portfolio and understand that great strata management is about much more than responding to emails.

We are looking for someone who is:

• Experienced in strata management, preferably within Western Australia;

• Confident managing a portfolio independently;

• Highly organised and able to manage competing priorities and deadlines;

• Proactive and comfortable taking ownership of matters through to completion;

• Accurate and attentive to detail;

• A strong written and verbal communicator;

• Comfortable preparing budgets and understanding strata financial information;

• Able to build trusted relationships with Council members, owners and stakeholders;

• Confident knowing when to make a decision and when a matter should be escalated;

• Professional, calm and solutions-focused;

• Comfortable working within established procedures and quality standards; and

• A genuine team player who is also capable of working autonomously.

Knowledge of StrataMax would be highly regarded, although training can be provided for the right person.
