Marketing Content Manager

About the role

You will own marketing and content end to end across the group. Paid, email, podcast, social, webinar and Academy. You will report to our Sales and Marketing Manager and work alongside sales, property management and the education team.

Key responsibilities

• Market both sides of the business. Investor acquisition for The HMO Property Co and the Academy, and landlord and housemate acquisition for Living Rooms

• Plan, build and optimise Meta ad campaigns. Creative concepts, copy, audiences, budget, reporting

• Run our email marketing in ActiveCampaign and Go High Level. Broadcasts, nurture sequences, automations, segmentation, list health

• Manage the weekly content engine. Podcast episode assets, social captions, carousels, short-form video, email

• Build and run webinar campaigns end to end. Registration, reminder sequences, replay follow-up

• Manage content and member experience inside our online Academy platform

• Keep brand and voice consistent across Coliving Collective, The HMO Property Co and Living Rooms

• Improve landing page and funnel conversion. This is our biggest current lever

• Report weekly on channel performance with a clear read on what to do next

• Use AI properly. We run Claude and agentic workflows across content production, research and reporting, and we expect you to push that further

About you

• Hands-on Meta Ads Manager experience. You have built and scaled campaigns yourself, not briefed an agency

• Strong email marketing and CRM experience. ActiveCampaign and Go High Level ideally, or a comparable platform you can transfer quickly

• Proven ownership of a content engine across social, email and video

• Practical, daily use of AI tools, specifically Claude. You know how to prompt, structure and validate output

• Excellent written English. Our voice is direct, plain and confident. No fluff

• Comfort with numbers. You can read a campaign report and tell us what it means

• Genuine curiosity about property investing and the drive to learn our model fast

• Comfort switching between audiences. Investors, landlords and housemates all need a different tone
