Full-Time Property Manager (Independent Portfolio)

Kerleys Coastal Real Estate is seeking an experienced, full-time Property Manager to independently run a high-end residential portfolio across the Bellarine Peninsula.

About the Role

This is a full-time position for a confident, experienced Property Manager who thrives working independently. You'll take full ownership of your portfolio, managing your own workload, priorities, and client relationships, while backed by a knowledgeable and collaborative team whenever you need them.

Key responsibilities include:

● Independent, end-to-end management of a high-end residential property portfolio

● Supporting commercial property management functions, including lease administration and compliance

● Liaising directly with landlords, tenants, tradespeople, and contractors to deliver an exceptional standard of service

● Coordinating routine and entry/exit inspections, rent reviews, and lease renewals

● Ensuring compliance with relevant legislation and industry standards

About You

● Proven experience in residential property management, ideally within a premium or high-end portfolio

● Some experience in commercial property management highly regarded

● Proficiency with Reapit property management software

● Confident working autonomously, with strong self-management and decision-making skills

● Strong communication and organisational skills

● A genuine passion for the Bellarine Peninsula and its property market
