Property Management Assistant/ Concierge

Belmo Group is seeking an organised, proactive and people focused Assistant Property Manager / Concierge to join our onsite residential team in Newstead.

This is a varied support role working closely with our Senior Property Manager and Building Manager to help manage a growing residential portfolio and provide a high level of service to owners, tenants and residents.

Unlike a traditional property management role involving a widely spread portfolio, this position is predominantly based onsite within a premium waterfront development, allowing you to build strong relationships with residents and stay closely connected to the properties and people you support.

About the role

Your key responsibilities will include:

• Responding to owner and tenant enquiries
• Providing friendly and professional Concierge services to residents and guests
• Responding to general resident enquiries and assisting with day-to-day requests
• Coordinating maintenance requests and following outstanding works through to completion
• Liaising with contractors and coordinating access to properties
• Assisting with arrears follow-up, lease renewals and tenancy agreements
• Conducting and assisting with routine, entry and exit inspections
• Supporting upcoming vacancies, leasing enquiries and tenant applications
• Preparing tenancy documentation and maintaining accurate PropertyMe records
• Monitoring outstanding tasks and ensuring important matters are followed up
• Assisting owners, tenants and residents with general onsite requests
• Working closely with the Building Manager and Senior Property Manager to provide a seamless onsite service
• Supporting keys, access, appointments and general onsite administration
• Supporting the continued growth of the residential management portfolio

About you

We are looking for someone who is organised, approachable and takes pride in providing great service and following things through.

You will ideally have:

• Previous Assistant Property Management, real estate administration, Concierge, hospitality or customer service experience
• A current Queensland Real Estate Registration Certificate, or willingness to obtain one
• An understanding of Queensland residential tenancy legislation
• Strong written and verbal communication skills
• Excellent organisation and attention to detail
• Confidence communicating with owners, tenants, residents and contractors
• A professional, friendly and approachable manner
• Experience using PropertyMe or similar property management software
• A current Queensland driver’s licence
